Terms and Conditions

These Terms and Conditions govern the use of the website casaviva.house and the apartment and residence booking service on the Italian Riviera managed by KATEI ITALIA S.r.l.(hereinafter “CasaViva”). By using the site or making a booking, the user fully accepts these terms.

2. Object

CasaViva provides users with a platform to search and book short-term rental apartments on the Italian Riviera and surrounding areas. The service includes viewing availability, managing bookings and providing assistance before, during and after the stay.

3. Booking

A booking is confirmed upon CasaViva's acceptance and payment of the deposit in the manner indicated at the time of booking. The user will receive a confirmation email with all the details of the stay.

Prices shown on the site are inclusive of VAT and tourist taxes where applicable, unless otherwise indicated on the apartment listing. The balance must be paid in the manner and within the timeframe indicated in the booking confirmation.

4. Cancellation and refunds

Cancellation conditions are shown on each apartment listing and in the booking confirmation. In general, unless specific conditions apply:

• Free cancellation up to 30 days before check-in: full refund of the deposit.
• Cancellation between 30 and 14 days before check-in: 50% refund of the deposit.
• Cancellation less than 14 days before check-in: no refund of the deposit.

In the event of force majeure (extraordinary and unforeseeable events), CasaViva will evaluate alternative solutions or partial refunds on a case-by-case basis.

5. Guest obligations

The guest undertakes to:

• Use the apartment in compliance with the building regulations and local rules.
• Not accommodate more people than stated in the booking.
• Not organise parties or events without written authorisation.
• Return the apartment in the same condition in which it was received.
• Promptly report any damage or malfunctions.

In the event of damage to the property or its fittings caused by the guest, CasaViva reserves the right to retain the security deposit and/or claim compensation for damages.

6. Security deposit

Some apartments require a security deposit, as indicated on the apartment listing. The deposit will be returned within 7 days of check-out, subject to verification of the condition of the property.

7. Check-in and check-out

Check-in and check-out times are indicated on each apartment listing and in the booking confirmation. CasaViva reserves the right to modify the times by prior agreement with the guest. Early arrival or late departure are subject to availability and may incur an additional charge.

8. Liability

CasaViva is not liable for:

• Damage to property or persons resulting from improper use of the apartment.
• Theft or damage to personal belongings left in the apartment.
• Interruptions to services (electricity, water, internet) due to external causes.
• Changes to the characteristics of apartments due to renovations or force majeure.

9. Intellectual property

All content on the casaviva.house website (texts, images, logos, graphics) is the property of KATEI ITALIA S.r.l. or the respective rights holders and is protected by copyright law. Reproduction, even partial, without written authorisation is prohibited.

10. Privacy

The processing of users' personal data is governed by our Privacy Policy, available on the site. The use of cookies is governed by the Cookie Policy.

11. Changes to terms

CasaViva reserves the right to modify these Terms and Conditions at any time. Changes will be communicated via the site and will take effect from the date of publication. Continued use of the site after publication of the changes constitutes acceptance of the new terms.

12. Governing law and jurisdiction

These Terms and Conditions are governed by Italian law. For any dispute arising from the use of the site or the booking service, the Court of Genoa shall have exclusive jurisdiction, unless mandatory consumer protection law provides otherwise.
